Extras

Your new Hele Valley caravan will come complete with a 10 year licence agreement and all inventory contents including television, microwave, vacuum, all kitchen contents, bedding and gas changeover valve, unless indicated otherwise. 

All services (Electricity, water and sewerage) are connected.

VAT on Hele Valley Caravans

VAT on the purchase of a New Caravan in calculated only on 10% of the purchase price i.e. £10,000 excluding VAT, 10% of purchase price is £1,000, VAT @ 20% of £1,000 = £200.00.   Total purchase of caravan plus VAT = £10,200.00

Commission on Private owners caravans:

If you purchase a Private Owners caravan the buyer must, in addition to the selling price, pay a commission of 15% of the selling price plus VAT to Hele Valley Holiday Park before contracts are exchanged.  Some Private owners may have included this with their sale price.

Hele Valley Holiday Caravan Running Costs

2011 PITCH FEE

To keep your caravan on the Holiday Park you must pay a PITCH FEE in advance on the 1st January of each year.  A Pitch Fee payment form is sent to you in November.  You can choose to settle your Pitch Fee in full or in two equal installments:

2011 Pitch Fee £2,035.00 + £407.00 (VAT @ 20%) = £2,442.00

ACCOUNTS

To keep a caravan on the Park will cost approximately £3,500.00 per season inc. Pitch Fee, Insurance, Pitch rate, refuse collection, water, gas and safety checks. 

You will receive four invoices per season:

Pitch Fee which is due on the 1st January each year.

Spring invoice in May which includes insurance, pitch rates and refuse collection.

Autumn invoice in November which covers your end of season accounts to the end of October such as water, electricity, gas cylinders supplied, pet charges, services, maintenance and repair.

and finally a small Winter Use Account should you use your caravan from 1st November to the 15th January.

HOLIDAY SEASON

Our season runs from EASTER /1st  APRIL to the 15th JANUARY.  You are not permitted to reside in your caravan during the closed period.  You may use your caravan for a total of 28 days during any long stay. Your Pitch Fee will include a charge for “Winter Use” to allow you to use your caravan from the 1st November to the 15th January. If not included by the previous owner you are able to change to Winter use for a minimal fee of £50 + VAT.

LICENCE AGREEMENT & PARK RULES

All private owners must read and sign a licence agreement in addition to our Park Rules.  A licence agreement allows you to keep your caravan on the Holiday Park until the licence expires.  After the expiry date the licence may be renewed on a yearly basis subject to the Park Owners approval.  If you purchase a private owners caravan you take on the existing licence expiry date.  All new caravans purchased from Hele Valley offer you a 10 year licence, unless indicated otherwise.

PETS

For 2011 we are relaxing our rules for accepting new owners with pets.  For this year only we welcome new owners with clean well behaved pets.
